Clayco is moving ahead at full speed in building South Pier at Tempe Town Lake!
Our team is making progress on the three residential towers at Lot 6 despite the challenges of the complexity of the site. These 21 to 23-story high-rises, part of the $1.8 billion mixed-use development, are the first phase of a larger project that will include apartments, condos, hotels, offices, and an entertainment pier.
The towers will include 724 multifamily units, amenity spaces, and retail, all within 1.3 million square feet. Inside, residents will find incredible comforts and places to connect, with Tower 1 featuring a pool deck, fitness area, clubhouse, and workspaces, and Towers 2 and 3 sharing an even larger amenity podium. There is also an ample amount of indoor-outdoor space and parks that highlight the connection to the lakefront. We plan to finish Tower 1 in early 2026, with the other two following in mid-2026.
The foundation work has been difficult due to the site’s location near the Salt River and its soil conditions. Although some prep work was done in the early 2000s, the site remained untouched because of the recession. However, our Clayco team has done an excellent job of overcoming obstacles and began construction in 2023. The towers are built on thick 9-foot foundations beneath three levels of parking. With the water table around 30 feet deep (right where the lowest parking level is), we had to pump out 40,000 to 80,000 gallons of water each shift to clear it and continue work on the foundations. Luckily, it wasn’t anything our talented Clayco team couldn’t handle!
In true Clayco fashion, we have also maintained a great safety record with ZERO recordables or lost-time incidents. Due to the extreme heat in Arizona, we also have two full-time Clayco safety personnel and a nurse onsite. Our strategically placed cool-zone tents around the job site help workers beat the heat. SAFETY is always our top priority!
