We are breaking more than ground in Fulton Market!
Clayco is proud of our partnerships with the Founder of KMW Communities, Bill Williams, the Founder and CEO of Shapack Partners, Jeff Shapack, and SOM, Gensler, and IMEG – and we are celebrating the groundbreaking of 220 North Ada! The 314-foot building will replace a warehouse and be positioned on a 27,244-square-foot parcel at the corner of West Fulton and North Ada streets.
This represents CRG’s first announced project under PILLAR, our program to support developers of color execute on large-scale development opportunities. It is inspiring to witness so many extraordinary minds come together for this project. Among them are CRG’s CEO Shawn Clark, Commissioner of Chicago Department of Planning & Development, Ciere Boatright, and Chicago Ward 27 Alderman Walter Burnett, Jr. We all recognize the potential of this space and are collaborating to break barriers concerning design and development challenges in commercial real estate.
This 29-story residential tower includes 308 apartments and 12,300+ square feet of ground-floor retail – but it is so much more than that. It is an iconic symbol of building Beyond These Walls to impact the people who enjoy our spaces positively. With less than 1% of developers being minority-owned firms, PILLAR helps minority developers build capacity, increase the scope and profitability of their real estate ventures, and partner on select projects. The program leverages resources to empower developers to work on meaningful community projects.
220 N. Ada plays an important role in advancing investment and economic growth in the Fulton Market and the greater Chicagoland area. Not only will it create jobs, but it also has a sustainability and energy-efficient design that benefits the environment. The building will exceed local energy codes, reduce water use, include EV charging stations, and reserve areas for green roofs and working landscapes.
Another impactful part of 220 N. Ada is that 20% of the residential units will be designated as affordable at a weighted average of 60% of the area’s median income. Access to affordable housing is a widespread issue across America and our world, so it’s critical that we keep putting people at the center of everything we do to ensure we support those who need it most.
The project is expected to be delivered in early 2026. Our teams are dedicated to the continued development of this dynamic district by providing solutions that meet the needs of its residents and enhance the community.
